Awaab’s Law – Strengthening Safety Standards

From 27 October 2025, new rules known as Awaab’s Law will come into force. These laws make sure all social landlords act quickly when health or safety hazards are reported — especially serious issues like damp, mould, heating problems or structural risks.

Under Awaab’s Law:

  • Emergency hazards must be made safe within 24 hours.

  • Serious hazards must be investigated within 10 working days.

  • Findings must be shared within 3 working days.

  • Urgent repairs must start within 5 working days and all works completed within 12 weeks.

  • If a home can’t be made safe within these times, alternative accommodation will be provided at no cost to you.

These standards reinforce our promise to respond swiftly, communicate clearly, and always put your health and wellbeing first.

Keeping you safe in your home is a top priority for us

Your home should always be a safe and comfortable place to live and we’re here to help keep it that way.

If something isn’t working properly or could be a risk to your safety, please let us know as soon as possible. You can report a repair in the way that suits you best – online at MyMSV account, by calling us on 0161 226 4211 (Monday to Friday, 8:30am – 5:00pm), or by speaking to your local neighbourhood team.

  • Emergency repairs (such as burst pipes, major leaks, or exposed wiring) are made safe within 24 hours.

  • Routine repairs are completed within 25 days.

  • Non-urgent external work (like fencing or grounds maintenance) is completed within 90 days.
