MSV Launches New Cosy Home in the Heart of Rusholme

Councillor Gavin White, Manchester City Council’s Executive Member for Housing and Development officially launched MSV’s newly refurbished and retrofitted Cosy Home today at Cadogan Street in Manchester.

The Cosy Home is a traditional pre-war brick-built terraced house in the heart of Rusholme - MSV has a further 1,300 homes similar to this one.

These solid sturdy homes are prolific across Manchester, but very hard to retrofit and decarbonise and with Government targets for all rented homes to meet EPC C by 2030, we needed a clear plan for how we would tackle these hard-to-treat homes.

 

The Cosy Home is a pilot and will provide the data needed to assess installation costs, how much energy is saved and what external funding can be achieved.

The Cosy Home now benefits from an EPC A rating and household bills will be monitored for two years to assess the results of the work done and typical usage during that time.

Working with our 6 specialist partners, MSV’s Cosy Home has been fully retrofitted with:-

  • Internal Wall Insulation
  • The latest PV’s which provide 5.8kw of energy storage
  • An Air-source heat pump - air to water system
  • New high-efficiency windows and doors

The aim is to showcase to the local and wider community how a property of this type can be much more energy efficient, kinder to the environment and help meet our net carbon zero targets. Housing accounts for up to 40% of carbon emissions according to the Committee on Climate Change, so we have a significant and important role to play in creating clean, green and thriving communities.

Cllr Gavin White, Manchester City Council’s executive member for housing and development, said:

“We know that we need to meet the retrofit challenge in our social housing head-on if we are serious about meeting our target to become a zero-carbon city by 2038.   

“We have nearly 70,000 social homes in Manchester and this means the scale of the investment needed to bring these homes up to modern sustainability standards is significant – but it’s a vital piece of work.  

“We need pilot programmes like this to explore viable options to invest in low carbon interventions in our older housing stock and crucially during the cost-of-living crisis, help reduce energy bills for our residents.” 

MSV’s Energy Advisor, Alex Forman, will be based part-time at the Cosy Home and available to talk through the features with residents, showing that an all-electric dwelling can hugely reduce energy bills.  Alex will also be available to give energy advice to individuals and information about possible funding / grants.

MSV will also be showing other landlords, local authority partners and housing partners around the Cosy Home to share information on materials used, costs to install as well as meeting / introducing manufacturers.
