Disused land in Southowram brought to life

Monday, 26 July 2021

A disused site in the village of Southowram in the Shibden Valley has been developed to provide new much need affordable homes in the borough.

MSV Housing Group, based in Manchester and operating across the North West, and Calderdale Council worked together to bring the land forward for development, as it had become overgrown and was unused.

The 9 brand new family homes, 6 x 3 bedroom and 3 x 2 bedroom were all sold off-plan for affordable home ownership under a shared ownership scheme. The minimum share available was 35%.  All homes were sold to first-time buyers in the local area.

Yvonne McDermott, MSV’s Executive Director for Growth said;

“We’ve worked on many new developments with Calderdale Council and so jumped at the chance of developing affordable housing in Southowram. The new homes are highly energy-efficient, with high levels of insulation & double glazing. Built with a timber frame, all the houses benefit from in curtilage parking, with wiring in place to provide future electric car charging points, gardens back and front, and modern fitted kitchens, bathrooms and en-suite shower rooms (3 Bed Houses). All the sales have now completed; the new owners are moving into their homes and we wish them all the very best for the future. There’s clearly a demand for affordable homes for shared ownership in the area, and we hope to do more in partnership with Calderdale Council.”

Cllr Scott Patient, Calderdale Council’s Cabinet Member for Climate Change and Resilience, said “We know how challenging it can be for first-time buyers to get on the property ladder. We’re passionate about increasing the amount of new affordable homes in Calderdale to give more people the chance to reach their potential and to provide more choice for local families. Working in partnership with MSV to deliver these brilliant new homes at the heart of the Southowram community, we have been able to further contribute to our Vision2024 for Calderdale and our work to tackle the climate emergency, thanks to the home's sustainable features.”

MSV has invested £1.5m into the new homes, with £342k being grant funded by Homes England.
