Awaab’s Law explained

From 27 October 2025, a new law called Awaab’s Law will come into effect. It’s designed to make sure all social housing tenants live in homes that are safe, healthy, and free from hazards.

What is Awaab’s Law?

Awaab’s Law means landlords must act quickly when serious issues are reported—especially problems that could affect your health, such as:

  • Damp and mould

  • Emergency hazards (e.g. fire risks, electrical faults, or structural dangers)

What this means for you

If you report a hazard in your home:

  • Emergency hazards will be made safe within 24 hours

  • Serious hazards (such as damp, mould, or heating faults) will be:

    • Investigated within 10 working days

    • Findings shared with you within 3 working days

    • Urgent safety works started within 5 working days

    • Any further work completed as soon as possible, and no later than 12 weeks

If we can’t make your home safe within these timeframes, we’ll provide temporary accommodation at no cost to you.

How you can help

  • Report issues as soon as you notice them (via phone, online portal, or email)

  • Tell us if anyone in your household is elderly, very young, or has health conditions so we can prioritise support

  • Allow access for inspections and repairs

  • Follow any safety advice we give while repairs are arranged
